At London Luxury Developments, we recently completed a complex and transformative redevelopment project on Balls Pond Road in Islington—converting a traditional residential building into a fully compliant five-storey House in Multiple Occupation (HMO).

Planning, Design & Structural Engineering

We began by securing full planning permission to remove the original butterfly roof and extend the building vertically. This allowed us to convert the property from three to five storeys, significantly increasing both space and long-term value. Our in-house architects, planning consultants, and structural engineers worked collaboratively to ensure every aspect was designed with efficiency, functionality, and compliance in mind.

Structural highlights included:

  • Demolition of the butterfly roof

  • Vertical extension to create two additional storeys

  • Structural knock-throughs to open up interior spaces

  • Complete basement refurbishment, including waterproofing, insulation, and modern finishes

Building Regulations & Licensing

We obtained full Building Regulation approval and successfully secured the HMO license for the property. All design and construction work met or exceeded the latest statutory requirements.

Key compliance features included:

  • Installation of a fully integrated fire alarm panel system

  • Fire-rated doors throughout the property, in line with HMO safety standards

  • Upgraded water mains to a 50mm pipe to support a compliant sprinkler system

  • Fire compartmentation, emergency lighting, smoke and heat detectors as required

Construction & Delivery – A Turnkey Solution

From the initial concept to the final certification, all work was carried out in-house by our fully qualified and experienced team—covering every aspect from A to Z. This included:

  • Architectural design and 3D modelling
